ProWest is the leader in the application of the Multiple Prime Contract project delivery, which has proven highly advantageous to our clients. We have used this methodology on over twenty major healthcare, research laboratories, student housing, and university campus facilities. We know what it takes to successfully manage thirty or more prime contractors for both conventional and fast track projects. Our on-site project supervision of trade contractors reduces construction cost, reduces the potential for change orders, improves the quality of the trade contractors and gives you better control of your project.
We update the critical path method schedule biweekly, enabling the design team and job site personnel to manage and implement effectively.
We ensure the construction costs do not exceed the project budget by developing an overall construction budget. We update this report and submit it along with our recommendations to the Owner on a monthly basis.
To ensure consistency, we begin at the earliest stages of design to develop the scope of work. It is very detailed and is organized by project bid package. We reference the drawings and specifications in order to avoid change orders during construction.
We perform a minimum of two construction cost estimates per design phase to ensure that design stays within budget. With in-house mechanical, electrical and plumbing expertise and input gathered from local contractors, our estimates are extremely informative and detailed.
We conduct value engineering and cost reduction analysis at regular intervals through productive, formal sessions that focus on project improvement.
Our personnel constantly monitor the quality of work-in-place through submittal checklists and comprehensive quality control checklists. We perform formal above ceiling inspections including a punch list prior to closing up ceiling areas.
We build our own programs for contract administration and customize to each project. This approach provides detailed tracking logs and reports and allows for aggressive problem resolution.
We develop a Commissioning Program customized for your project, including a schedule for required training, start-up requirements for each piece of equipment on your project, and complete systems commissioning. Detailed tracking logs and reports are designed to control the commissioning process. We collect, log, and turn over to the client all required warranties, guarantees, operation and maintenance manuals, and extra stock.
ProWest aggressively solicits contractor bids to ensure depth of coverage, highest quality, and competitive pricing.
Actual costs are compared with contracted and budgeted costs through biweekly reports. Our special attention to the lien release process and contractor billings minimizes the chance for mechanics liens and stop notices.
